I found it to be much more time consuming than the other two due to confusing explanations, little opportunity for problem solving and many lengthy charts with limited interactivity. The course repeatedly cites specific ranges of cap rates, discount rates and adjustments for variations but the data cited to support these is generally from 2012. In a course in 2021, this data should have been updated. This course could have had a number of mathematical exercises for the student to work through that would have done a better job explaining the concepts than the present content, particularly the 80+ pages in chapter 4. I feel that the vast number of charts and the different lease structures would have been useful if presented with problems for the students to solve. They did not aid in learning comprehension without this interaction.

At one point the course addresses the reader as "you" and instructs her how to deal with a landlord, apparently because the author copied the narrative from a tenant rep's materials. This comprises the first 1/3 of the class. The remaining 2/3rds are a remedial introduction to the Income and Sales Approaches, only with the word "incubator" peppered everywhere.
